02

Requests arrive by phone, email, and sticky note

Tenants call the front desk, email the manager, or stop a technician in the hallway. The same request gets written down in three places, or not at all.

Until a tenant complains, nobody can say how many requests are open, who has them, or how long tenants have been waiting.

One queue for every request

03

One queue for every request

Each floor, room, and piece of equipment gets its own QR code. Tenants scan it, pick what is wrong, add a photo, and send. The request already knows the location.

Requests land in one queue. The manager assigns each one to a technician or an outside contractor, and a due time is set by request type.

Technicians update the status and add photos from their phones. Tenants get a message when the job is scheduled and when it is done.

What your team gets

What your team gets
01

No app for tenants

Tenants report with the phone camera and a web page. There is nothing to install and no account to create.

02

Due times by request type

Set a due time for each type, such as 2 hours for a leak and 3 days for a loose shelf. Late requests move to the top.

03

Monthly report per building

Requests by type, location, and contractor, with average time to close, ready for owner meetings.

05

How you get started

1

Send us your building list and the request types you handle. We set up a trial account with your data.

2

We print QR labels for each floor and room, and your team puts them up.

3

Your technicians install the phone app and work through test requests on a 30-minute call.

4

Share the QR codes with tenants. We review the first two weeks of requests with you and adjust the request types.

06

Questions before you start

Do tenants need an account?

No. Tenants scan the QR code and send a request from a web page. They can leave a phone number or email to get updates.

Can outside contractors use it?

Yes. Send a contractor a link to the job. They update the status and add photos without a paid seat.

Can we export our data?

Yes. Export requests and photos to a spreadsheet at any time, including after you end your plan.
